Please find below all of our terms and conditions and booking policies – if you are unsure as to what policy your booking falls under, please don’t hesitate to contact us.

Standard Flexible Rate Bookings:
These include our Bed and Breakfast, Dinner, Bed and Breakfast, Room Only and Corporate Negotiated rates.

  • Cancellation can be made free of charge up until 2pm 48hrs prior to arrival date.
  • Any cancellations made within 48hrs prior to arrival will be charged the full amount for the stay.
  • Payment is taken upon arrival at check-in.
  • We require credit card details upon booking as a guarantee to confirm your booking. Until we have these, your booking remains provisional and we reserve the right to release the room at any time if details are not provided.
  • Please note that any guests staying on our Dinner, Bed and Breakfast rate will have an allowance of £30pp per night to spend on food at the Potager Restaurant included in the rate. If the food bill equates to more than £30pp, we require the difference to be settled by the guest.

Advanced Purchase Bookings:
These include our Advanced Purchase Room Only and Bed and Breakfast rates.

  • The rates advised already include a 10% discount on the room only rate when you book direct with us.
  • We require the total balance of the reservation to be paid at the time of booking to confirm your reservation.
  • All payments made towards the reservation are non-refundable.
  • If booking direct with us either via phone, email or through our website booking engine Paxxio, you can amend your booking up to 7 days prior to arrival. Amendments cannot be made within 7 days of arrival.
  • All reservations booked via a third party site on the Advanced Purchase rate are non-cancellable, non-amendable and non-transferable.
  • After recent events, we do advise that if you are at all worried about your booking, that you do look into taking out holiday or event insurance to cover this as we cannot guarantee any flexibility.
  • Please note that any bookings made on our Black Friday advanced purchase rate are subject to the following terms; full payment is taken at the time of booking and is non-refundable and non-amendable. 

Promotional Discounted Rate:
These include our Bed and Breakfast promotionally discounted rates. This applies to any rates that are discounted but excludes our advanced purchase and special offer rates.

  • The rates advised already include a certain percentage discount on the room only rate when you book direct with us. This percentage can differ depending on the offer.
  • We require the total balance of the reservation to be paid at the time of booking to confirm your reservation.
  • All payments made towards the reservation are non-refundable.
  • All reservations made on the Advanced Purchase Promotional Discounted rate are non-cancellable, non-amendable and non-transferable.
  • After recent events, we do advise that if you are at all worried about your booking, that you do look into taking out holiday or event insurance to cover this as we cannot guarantee any flexibility.

Special Offer Bookings:
These include booking one of our offers displayed on our website offers and events page here – unless specified otherwise.

  • We require a 50% non-refundable deposit at the time of booking to confirm your reservation.
  • The remaining balance will be due upon arrival at check-in.
  • Cancellations can be made free of charge, less the 50% non-refundable deposit up until 2pm 48hrs prior to arrival.
  • Any cancellations made within 48 hrs of arrival will be charged the remaining balance.
  • After recent events, we do advise that if you are at all worried about your booking, that you do look into taking out holiday or event insurance to cover this as we cannot guarantee any flexibility.

Group Bookings:
This only applies to Crouchers Hotel bookings as we do not offer any discounts on The Cottages rates. It applies to Crouchers Hotel bookings on the Group Discount rate code.

  • To secure your group booking we will require a 20% deposit, which is non-refundable, at the time of booking and the remaining balance paid in full no later than 3 months prior to your arrival date.
  • Cancellations for all of the rooms made more than 3 months prior to the arrival date are free of charge, less the 20% non-refundable deposit paid at the time of booking.
  • If cancellations for all of the rooms are made less than 3 months prior to the arrival date you will be charged the full amount.
  • Cancellations of a single room made more than 7 days prior to the arrival date are free of charge, less the 20% non-refundable deposit paid at the time of booking.
  • If cancellations of a single room are made less than 7 days prior to the arrival date you will be charged the full amount.
  • We allow only 1 room to be cancelled free of charge more than 7 days prior to arrival. Any rooms that are cancelled thereafter will be non-refundable.
  • Please keep in mind that over weekends we have a 2 night minimum stay policy and this increases to a 3 night minimum stay over Bank Holiday Weekends.

The Cottages Bookings:
This applies to Cottage bookings on the Cottage Pre-Paid rates.

  • We require a 30% non-refundable deposit at the time of booking to secure your booking. Your booking remains provisional until this deposit is paid and we reserve the right to release the room at any time if payment is not provided.
  • The remaining balance is then due no later than 8 weeks prior to your arrival date, meaning all Cottage bookings are made on a non-discounted advanced payment rate.
  • Any cancellations made after the remaining balance has been settled or within 8 weeks of arrival will not be entitled to any refund.
  • Cottage bookings are non-transferable and non-amendable once the deposit has been paid.
  • When booking, if the arrival date is less than 8 weeks away, we would require the full balance of the reservation to be paid at the time of booking.
  • After recent events, we do advise that if you are at all worried about your booking, that you do look into taking out holiday or event insurance to cover this as we cannot guarantee any flexibility.
  • Please be aware that we take a £300 security deposit in the unlikely event that any damage or extensive cleaning is needed for the cottage. This is made via a pre-authorisation and will be released back to you after check-out, should there be no issues.
  • Please note that on certain dates we require a minimum of 3 nights to be booked for all stays.
  • Check in time is from 3pm and and Check out is at 10am.
  • If you would like to book additional cleaning during your stay, this can be requested 48 hours prior to your stay at a cost f £ 60 per day.
  • Please note that all bookings made on our Black Friday rates are subject to the following terms; full payment is taken at the time of booking and it is non-refundable and non-transferable.
